Surveyors in Yugar are covering one of the smallest localities in the City of Moreton Bay. It spans 4.9 square kilometres and held 406 residents at the 2021 census, sitting in the foothills of the D’Aguilar Range about 5.7km north-west of Samford Village and roughly 26km north-west of the Brisbane CBD. What the Old Railway Left Behind in Yugar

The defining piece of infrastructure here has been gone for seventy years. The Yugar railway tunnel was built in 1918 as part of the Samford to Samsonvale section of the Dayboro railway line, which opened to public traffic on 3 March 1919 and closed on 1 July 1955 as traffic declined. The gully at the northern end served as a rubbish tip until 1983, when the University of Queensland took control of the site to study the bat colony now living in the tunnel.

The corridor itself never really went away. Parts of it now carry the Samford Valley Rail Trail, an 8.3km shared path running from Ferny Grove Railway Station toward Samford, and there has been ongoing local advocacy to complete the cycle link along the old alignment. That matters to landowners, because a former corridor still shapes the cadastre around it. Yugar land surveyors run into that regularly.

The line the trains took. A closed railway does not simply disappear from the land record. Old corridor land, adjoining reserves and boundaries that follow the former formation all persist, and in places the alignment runs along private property lines rather than through open country. A boundary survey establishes where your title actually sits in relation to all that, which is worth doing before you fence, build or assume a track on your block is yours to use.

Foothills, and ground that was moved. This is range country, not valley floor, and a railway through it meant cuttings and embankments. So parts of the terrain here are engineered rather than natural, and the fall on a block can change abruptly. A contour and detail survey gives your designer the real grades for a building platform, driveway and drainage.

What the zone permits. With 406 people across not quite five square kilometres, this is rural residential land and it is assessed accordingly. Minimum lot sizes, siting and access all differ from a suburban block. Check the zoning and overlays in the MBRC Planning Scheme before you plan around a subdivision that may not be available.
