Council is steering that density into established suburbs with shops and stations, which is why the precinct planning work has gone into Arana Hills, Ferny Hills and Everton Hills rather than the acreage pockets. So the lot pattern here stays much as it is.

What changes is the housing. Sales are thin, at roughly 19 houses in a year, and the median has climbed close to $1.9 million. At that level people rebuild instead of moving, so surveyors in Bunya spend more time on knockdown and rebuild sites than on new subdivisions.
