Need surveyors in Stafford for a two lot split? That is the most common job in the suburb, and it comes straight out of how Stafford was built. Post-war Queensland Housing Commission homes went up here on quarter-acre blocks through the 1940s and 1950s. Plenty have already been split once, while the rest still sit on 600m² or more with the house pushed hard to one side. The suburb is 8 kilometres north of the CBD, with Kedron Brook forming its southern border, Stafford Heights above it and Kedron to the east. These streets were laid out for one house per block. So a small development here lives or dies on the numbers. Frontage width, lot area, driveway access and the true position of the existing house all decide whether a split stacks up. Stafford is exactly the sort of middle-ring suburb Council’s housing push is aimed at. Under the More Homes, Sooner low-medium density amendment, Council consulted from 20 February to 20 March 2026 on changes to building heights, lot sizes and where smaller lots can be created. One proposal widens the radius around local and district centres in which land can be subdivided into smaller lots, pushing it from 200 metres out to 300 metres. Given the centres on Stafford Road and at Stafford City, that brings a lot of blocks into play.

The related car parking change has already landed. Council adopted it on 9 June 2026 and it took effect in City Plan on 12 June 2026, dropping the citywide rate for a two bedroom unit from two spaces to 1.5. Across the package, Council is targeting around 6,000 extra homes by 2032. Surveyors in Stafford are seeing the result already in reconfiguration and setout work.

What to Know Before Surveying in Stafford

Reconfiguring an old post-war block. Splitting a Housing Commission lot sounds simple until someone measures it. Fences here went up decades ago and often sit off the true line by half a metre or more, which matters when a proposed lot has to hit a minimum area. So a boundary survey comes first, ahead of the subdivision plan, the driveway design or the contract. Ground that falls toward the brook. Much of the suburb tilts south toward Kedron Brook, and the fall across a single block is usually more than it looks from the street. A contour and detail survey gives your builder the finished floor level, driveway grade and retaining heights for a second dwelling. It also shows how stormwater will leave the rear lot, which is the first thing Council tends to ask about.

The low streets near the water. Kedron Brook runs along the southern edge of Stafford, and the creek flood planning area reaches into the streets closest to it. Most of the suburb sits well above that, so do not assume either way.
