Surveyors in Newport are working in one of the youngest suburbs in the City of Moreton Bay. The name was only gazetted in 2008, when the area was excised from Scarborough and Kippa-Ring, and the population doubled from 2,964 at the 2016 census to 5,964 by 2021. It covers just 4.0 square kilometres at the northern end of the Redcliffe peninsula, 3.5km north-west of Redcliffe, with Scarborough east and Kippa-Ring to the south-west.

The water is the whole point here. The original Newport Waterways canals were cut in the late 1970s and first filled in 1979, and a much larger masterplanned community has been built around them since. Stockland has driven most of the recent change. Its Newport community is built around a 22 hectare non-tidal lake with lock access through to Moreton Bay, on a 143 hectare masterplan that began delivery in 2016. The scale of it matters to anyone buying here: the masterplan comprises 1,453 residential lots, ten future development lots, five utility lots and 22 common property lots.

Work continues on the lake edges. Stockland has filed plans for Newport Residences, 142 apartments, townhouses and villas across a 1.15 hectare waterfront site, proposed in two stages as part of bookending each arm of the lake. Projects like that run on control survey, setout, volumetric survey for the stacked levels, then as-constructed plans at completion. So Newport land surveyors work across community title and civil jobs far more than in a typical bayside suburb.

What Newport Surveyors Find at the Water’s Edge

The revetment wall is not your boundary. On canal and lake frontages the title line, the wall and the water’s edge are three different things, and owners regularly assume they are one. Pontoons, berths and marina moorings sit under separate arrangements again. A boundary survey shows exactly where your lot finishes, which matters before you rebuild a wall, extend a deck or argue about a fence.

Engineered ground, engineered water. Much of this suburb sits on land that was reclaimed marshland or spoil from digging canals, and the lake behind the lock is not tidal at all. Surface levels here were designed rather than inherited. So a contour and detail survey is the honest starting point for any extension, pool or landscaping job, because the fall across a filled pad rarely matches what the eye suggests.
