Finding surveyors in Bellthorpe who will actually make the trip is half the battle. Bellthorpe sits well inside that 75 per cent, and a large share of the locality is already held in Bellthorpe National Park. So new lots are rare. What does happen is a house on an existing holding, a machinery shed, a dam, a new access track, or a boundary re-establishment when a property changes hands.

Access has improved though. Transport and Main Roads put $20 million into rehabilitating two sections of the D’Aguilar Highway at Woodford and Bracalba, after earlier rehabilitation work between Woodford and Stony Creek. That corridor is the sealed route in, so it matters to anyone carting a shed frame or a concrete truck up the range.

Terrain, Boundary and Access Factors in Bellthorpe

Slope decides the house site. Land here falls hard off the range, south into the Stony Creek and Stanley River catchment and north toward Kilcoy Creek. A flat pad is something you build, not something you find. So a contour and detail survey comes first, because it drives the cut and fill volumes, the retaining, the driveway grade and where an effluent disposal area can sit.

Boundaries under standing timber. Holdings out here run to tens of hectares, and plenty of lines have never carried a fence.
