Surveyors in Warner are working in a suburb named after one of their own. The parish was surveyed in 1861 by colonial surveyor James Warner, one of the first surveyors sent to Moreton Bay, and the suburb still carries his name. Warner covers 10.6 square kilometres and held 12,264 residents at the 2021 census, with a median age of 33. It sits 4.9km west of Strathpine and about 24km north of the Brisbane CBD, with Joyner to the north.

Subdivision is still live here, because parts of the suburb have not finished converting from farmland to housing. Warner’s Long Transition From Farmland

This suburb has been changing for a long time. Queensland Places records that Warner was part of the farm community west of Strathpine, separated from Bray Park by Old North Road, and that it followed Bray Park’s urbanisation through the 1970s to 1990s. Its first housing area went in south-west of the Samsonvale and Old North Roads intersection in the mid-1990s, on the site of a former drive-in theatre, and most of that area was subdivided within a decade.

City of Moreton Bay’s own local history records confirm the naming after James Warner, the civilian surveyor who spent some fifty years in the Queensland Survey Office. The point for a landowner is practical rather than sentimental. Estate lots created in the 2000s sit directly on top of parish and farm boundaries set out generations earlier, so Warner land surveyors regularly work with two very different vintages of survey on the same street.

Old lines under new lots. Where farmland gets cut into estate lots, the new plan usually adopts parts of the older boundary framework rather than replacing all of it. Fences from the farming era occasionally survive in odd places, and pegs from a 2000s release get lost under landscaping within a few years. A boundary survey re-establishes the corners properly, which matters before a shed, a pool or an extension goes anywhere near a line.

The ground between neighbours. Estate lots here were built on engineered pads, so retaining walls, batters and level differences between adjoining blocks are common. Add a pool or a granny flat and the drainage has to be resolved on a site with little spare fall. A contour and detail survey gives your designer the real levels rather than an assumption drawn off the street.

Where acreage still remains. Parts of Warner are still larger holdings, and rural residential land is assessed differently from an estate lot. Minimum lot sizes, access and services all shift. Check the zoning and overlays in the MBRC Planning Scheme before you assume a block can be split.
