Local Land Surveyors Serving West End
Looking for surveyors in West End? It helps to know what you are dealing with, because no two jobs in this suburb look alike. West End sits on a bend of the Brisbane River about 2 kilometres south-west of the CBD, facing Toowong and Milton across the water. The peninsula holds 1880s workers’ cottages on narrow lots, warehouses along Montague Road, and towers rising between them. Ground level runs from river flat on the western edge up toward the Highgate Hill ridge.
So the survey you need depends entirely on which West End you are standing in. A cottage owner wants the boundaries checked before a deck or carport goes in near the fence. A developer on Montague Road needs levels, adjoining structures and every old title on the site identified. Our West End surveying team handles both, and in a suburb this flood affected, the levels matter every bit as much as the lines.
Construction and Land Use Changes in West End
The planning rules here changed, then changed again. Council’s Kurilpa Sustainable Growth Precinct temporary local planning instrument first took effect on 9 October 2023 across the South Brisbane riverside neighbourhood plan area, which takes in West End. It traded height for outcomes, allowing taller residential buildings in return for affordable housing, design quality and, tellingly, flood resilience. The Minister renewed it on 8 October 2025 for a further two years, and building height in the precinct is now effectively limited by the flight path cap of 274 metres.
The scale of what follows is already visible. On Montague Road between South Bank and West End, the Queensland Government named Lendlease as preferred development partner in June 2026 to turn the 7.1 hectare former Visy site into more than 4,000 homes, with early works anticipated from April 2027. So surveyors in West End are now working on land that was single industrial titles and is about to become vertical neighbourhoods.
Navigating West End’s Surveying Requirements
Flood levels come first. The river wraps around three sides of the peninsula, and the 2011 and 2022 events reached well into the streets behind Montague Road and Orleigh Park. Minimum habitable floor levels drive design here, so pull a FloodWise Property Report for the address before your architect starts, then have a land surveyor in West End confirm existing levels on site. On a renovation, the gap between a compliant floor and a non-compliant one is often a few hundred millimetres.
Old titles under new buildings. Most of West End was cut into small cottage allotments from the 1880s. Tower sites consolidate a run of them, and the finished building usually sits over podium, basement and common property arrangements rather than plain freehold. So a boundary survey across every title in the amalgamation is where West End surveyors start, because encroachments turn up regularly on lots this narrow.
Tight streets and rising ground. Frontages are slim, buildings sit close to the line, and the land climbs from the river toward Highgate Hill. A contour and detail survey gives your engineer the levels, retaining and excavation depths. A record of the neighbours’ structures taken before work starts is also worth having when a basement is going in beside them.
We also service St Lucia and Highgate Hill, just across the river and over the ridge.
