Land Surveying in Karawatha

There are only a few hundred residents here, so surveyors in Karawatha spend most of their time around the edges rather than in the middle. The middle is forest. Karawatha covers roughly 8.6 square kilometres about 22km south east of the CBD, between Stretton to the north and Kuraby to the north east, and the 2021 census counted 337 people living in it. Almost everything else is council reserve.

So the work sits around the perimeter. Reserve and title boundaries where private land meets bushland. School sites on the fringes, including the Islamic College of Brisbane, which opened here in 1995. Acreage blocks, motorway corridors and the occasional parcel that has never been properly marked on the ground. Land Use and Conservation in Karawatha

The story here is land being taken out of development rather than put into it. Karawatha Forest covers about 900 hectares across Karawatha and Stretton and is one of the largest remnant bushland areas left in Brisbane. The Karawatha Forest Protection Society formed in 1991, council introduced its Bushland Levy the same year, and land has been added to the reserve ever since.

Some of that work is very specific. In the south of the reserve a fauna overpass carries wildlife across Compton Road and links the forest to bushland at Kuraby, backed up by two fauna underpasses, rope ladders and a line of glider poles. Around 33 kilometres of maintained walking track run through the reserve, and the Karawatha Forest Discovery Centre on Acacia Road is the main entry point. Infrastructure like that still needs setout, level control and as-built records, so a Karawatha land surveyor works on public land here more often than private.

Knowing where the reserve line falls. When most of the suburb is council reserve, the most common question by far is where your title stops and the bushland starts. Old fences, tracks and cleared lines are not reliable evidence, particularly on ground that has been regrowing for thirty years. Habitat, vegetation and wildlife corridors. Biodiversity and vegetation overlays do most of the work shaping a building envelope out here, well before setbacks come into it. The forest is also an active wildlife corridor, so clearing, fencing and even lighting get assessed differently on a lot that adjoins the reserve.

Creeks, sandstone and drainage. The reserve holds wetland along Scrubby Creek and an unnamed creek, both draining into Slacks Creek, and the terrain runs from sandstone ridge down to low wet ground. On a lot near either, a contour and detail survey gives a surveyor in Karawatha the real levels for drainage and access before anything gets designed.
