Rochedale sits about 17km south-east of the CBD, between Eight Mile Plains to the west and Mackenzie to the north, with the Logan boundary running along Priestdale and Underwood Roads. Much of it was farmland on deep red soil until fairly recently. Large parts still carry Emerging Community zoning under the Rochedale urban community neighbourhood plan, so acreage blocks keep getting reconfigured into residential lots. What Is Being Built in Rochedale

Plenty. In August 2025 the Queensland Government committed $61.6 million from the Residential Activation Fund to two Rochedale projects expected to unlock roughly 1,285 homes between them. That is $47 million towards the $57.4 million Gardner Road Extension, plus full funding for the $14.7 million Rochedale Road and Ford Road Stormwater Project. Trunk drainage and road extensions are what release large parcels for subdivision, so a surveyor in Rochedale can expect steady work behind them.

Transport got there first. Rochedale busway station opened on 12 May 2025 as part of the South East Busway extension, with a park and ride of more than 400 spaces. Land near a new station usually gets reassessed for density before long. On the industrial side, the Rochedale Motorway Estate off the Gateway Motorway was built over a former clay mine and now holds major distribution tenants. Sites like that run on as-built survey, hardstand levels and lease area plans.

Surveying Constraints Across Rochedale

Old acreage boundaries. Farm blocks here were fenced for cattle and crops, not for title accuracy. Corner pegs may be gone entirely, and occupation can sit metres off the registered line. On a five hectare parcel that difference decides how many lots fit. A boundary survey settles it before a planner draws a thing.

Waterway corridors and drainage easements. The local plan protects ecological corridors running through Rochedale, and the new stormwater works along Rochedale and Ford Roads will register more easements as they go in. Nothing gets built over a drainage easement, while corridor buffers cut into net developable area. Setout on brand new estate lots. A freshly sealed plan is no guarantee the pegs survived the earthworks. So before a slab goes down, the corners get re-established, the footprint set out against them, then the floor level checked.
