Subdivision Surveys in Morayfield

The suburb covers 44.5 square kilometres, which is enormous for somewhere sitting only 2.3km south of Caboolture and about 46km north of the Brisbane CBD. It held 24,898 residents at the 2021 census. Why Morayfield Is Growing
The answer sits in the south. The Morayfield South Emerging Community Area covers roughly 900 hectares of existing rural residential land and is expected to become the second largest future growth area in City of Moreton Bay, eventually holding 9,800 dwellings and about 26,000 people. Council describes it as under significant and increasing development pressure.
Check which rules apply before you lodge anything. A Temporary Local Planning Instrument took effect on 17 September 2025 and applies to new development applications until 17 September 2026, while Council works through Major Amendment No.4 for the area. Consultation on that amendment closed in November 2025 and the submissions are still being worked through. Roads are moving too: Transport and Main Roads has early planning underway for the last two-lane section of Morayfield Road between Aquatic Centre Drive and Graham Road. So Morayfield land surveyors work across greenfield staging and civil corridors at the same time.
What Morayfield Surveyors Look At First

Council has identified and protected four future state school sites within Morayfield South, and it warns owners that this may affect them directly. Structure plans also show future road and park locations. So a boundary survey matters more than usual here, because you need your own corners fixed before you can judge what a proposed corridor or site actually takes.
Flash flooding, not only river flooding. The February 2022 event brought flash flooding that significantly affected Morayfield, which is a different problem from a slow river rise. Water arrives fast and leaves quickly, so the levels matter more than the warning time. Pull the City of Moreton Bay flood check property report and have your levels confirmed against Australian Height Datum before a floor height is locked in.
Greenfield ground before the earthworks. Acreage in the south still carries dams, drains, farm tracks and old fence lines that a staged release has to work around. A contour and detail survey captures the existing surface and features properly, which is what your civil engineer needs for cut and fill, pad levels and drainage design.
