Surveys for Extensions and Renovations in East Brisbane

Most calls to surveyors in East Brisbane are about adding to a house rather than starting one. That is what happens in a suburb where the housing stock largely predates the war and the lots have not changed shape since. East Brisbane sits about 3km south east of the CBD on a bend of the Brisbane River, between Kangaroo Point to the north and Coorparoo to the south, with Norman Creek reaching the river at its edge.

A renovation here needs three things measured before design starts. Where the boundaries genuinely run, since side setbacks on these lots are often under two metres. What the ground does, because almost every block falls somewhere. And the existing floor levels in metres AHD, which matters more here than in most suburbs. Our East Brisbane surveying team picks all of that up in a single visit and hands your architect one base to work from. It is the cheapest hour of the whole project.

East Brisbane’s Changing Landscape

For a couple of years the working assumption was that the Gabba rebuild would reshape the western edge of the suburb and push East Brisbane State School off its heritage listed Wellington Road site. That is no longer the plan. Following the 2025 venue review, the new Brisbane Stadium is being built at Victoria Park in Herston instead, with early works already under way there, and the school stays where it has stood since 1899.

So development here has returned to its usual rhythm. Character extensions. The occasional small infill site. And the slower work of repairing and raising houses on the low ground after 2022. Norman Creek meets the river at the northern edge of the suburb, and that catchment keeps shaping what can be built along the corridor. An East Brisbane land surveyor spends far more time on floor levels and boundary lines than on anything resembling a megaproject.

What East Brisbane Surveyors Watch For

Norman Creek and the river. East Brisbane sits where a creek catchment meets a tidal river, and both 2011 and 2022 showed what that means for the low streets. East Brisbane surveyors pull a FloodWise Property Report for the lot first, then confirm real ground and floor levels with a contour and detail survey. The report gives you the minimum habitable floor level. The survey tells you how far your existing floor sits below it.

Pre-1947 lots with nothing spare. Much of the suburb was subdivided before 1900 and built out before the war, so setbacks are tight and encroachments are ordinary rather than rare. Fences, stairs, retaining walls and the odd carport all end up over the line. A boundary survey settles that before a designer commits to a wall position.

The Gabba edge and the arterials. Stanley Street East, Wellington Road and Lytton Road all carry serious traffic, and the streets closest to the stadium precinct deal with event overlays and periodic corridor works. Road reserve is frequently wider than the fence line suggests. So a surveyor in East Brisbane should confirm where your title actually stops before you rebuild a front fence or a driveway crossover.

We also service neighbouring Norman Park and Woolloongabba across Brisbane’s inner south east.
