Boundary Surveys in Moodlu

This is a small rural locality of 4.7 square kilometres holding 285 people, sitting about 7km north-west of Caboolture and 55km north of the Brisbane CBD, with the D’Aguilar Highway running through east to west toward Wamuran. Small as it is, Moodlu has become one of the more significant points on the future road network north of Brisbane.

That brings questions most rural blocks never have to answer. Where exactly does your title sit against a protected road corridor? Where does the power easement run, and how much of the block does it take out of play? Has anyone re-established the corners since the parcel was originally cut? Two protected road corridors meet the D’Aguilar Highway at Moodlu. TMR’s Bruce Highway Western Alternative, now referred to as the future Moreton Motorway, runs 7.25km south from Moodlu to Moorina as Stage 1, and that alignment was protected for a future state-controlled road in June 2022. Stage 2 carries on another 15km to Narangba, so the 22km from Moodlu south is already locked in.

Coming the other way, Stage 4 covers 7.9km between Twin View Road at Elimbah and the D’Aguilar Highway at Moodlu, and TMR is progressing formal corridor protection over it. Once that finishes, more than 30km will be protected between Elimbah and Narangba. Construction is not expected for many years, because the point of corridor protection is keeping land available rather than building anything soon. But protection changes what a property can do now, which is why Moodlu surveyors keep an eye on the alignment mapping.

A future road corridor over your land. Corridor protection means an alignment is formally identified as a future state-controlled road. It does not mean anyone is buying your place tomorrow. It does mean a development application near the corridor gets assessed differently, and it can shape what a lender or a buyer makes of the property. So check the state transport corridor mapping for your address, then have the corridor position related to your actual boundaries rather than to a fence line.

The power easement. Stage 1 was deliberately aligned to follow an existing power line easement, and transmission easements are a fact of life through this part of the corridor. An easement limits where you can build, plant and store, and it seldom runs neatly parallel to a boundary. A boundary survey takes the easement position from the registered plan and puts it on the ground, which is the only version worth designing against.

Rural land beside a new city. Caboolture West is being planned as a new community west of Caboolture and will be built out over decades on ground adjoining this district. Small rural parcels near a growth front attract interest for reconfiguration, and reconfiguration needs levels: fall to the road, drainage paths, and a workable house site on each proposed lot. A contour and detail survey supplies that. Zoning and overlays sit in the MBRC Planning Scheme, so check yours before spending money on a plan.
