Surveyors in Godwin Beach are working in one of the smallest communities in the City of Moreton Bay. The 2021 census counted 487 residents across 3.8 square kilometres. It sits 18.2km east of Caboolture and 7.4km west of Bongaree, roughly 62km north-north-east of the Brisbane CBD, with Sandstone Point to the north and Ningi inland to the west. Deception Bay forms the southern and south-eastern edge. The name comes from Charles Godwin, who ran a fish cannery by the beach from 1897 to 1907.

Small does not mean simple. Land use changes several times inside those few square kilometres: smaller suburban lots near The Esplanade, larger rural residential parcels through the north, grazing on native vegetation across the middle, and mangrove wetlands to the west and south-west. How Development Is Changing Godwin Beach

Nothing large is being built in the locality itself. The change is happening on the roads in and on the crossing to Bribie. Transport and Main Roads has completed the business case for a new Bribie Island bridge and moved into detailed design. The proposal carries two eastbound lanes and an active transport path, while the existing bridge is kept for two westbound lanes, with Caboolture-Bribie Island Road widened to four lanes between Bestmann Road East and Benabrow Avenue.

That design work is largely survey work. TMR lists hydrological and marine surveys in the Pumicestone Passage to assess seabed and waterway conditions, plus geotechnical drilling and on-road and underground service surveys. Meanwhile the duplication of Caboolture-Bribie Island Road from Old Toorbul Point Road to just east of Saint Road is already finished. Better access tends to lift interest in blocks out this way, so Godwin Beach land surveyors see more pre-purchase work than the population would suggest.

What Makes Surveying in Godwin Beach Different

Your boundary and the mangroves. There is a narrow sandy beach near The Esplanade, but most of the coastline here is mangrove forest. Where a title runs down to tidal land, the boundary is not simply where the vegetation starts, and Moreton Bay is a Ramsar listed wetland of international importance. So what sits seaward of your line is generally not yours to clear or fill. A boundary survey shows exactly where your ownership finishes.

Getting the floor level right. The governing event on this stretch is storm tide rather than a river in flood, which changes the number your habitable floor has to beat. Two lot patterns, one locality. On a small Esplanade block, 50mm of fall decides where the water goes. On a larger northern parcel, the question is instead where the shed, tank and effluent area can all fit. A contour and detail survey answers both, since it puts the grades and the existing features on one plan.
