By 2021 that had reached 12,295, close to a doubling in five years across 17.2 square kilometres, on land that was mostly paddock and floodplain not long before. Griffin sits 11.5km north-north-east of Strathpine and about 26km north of the Brisbane CBD, with the Bruce Highway forming its western edge, Murrumba Downs alongside to the west and Mango Hill to the north.

Almost every property here is recent, which sounds like it should make the surveying simple. It often does the opposite. Estate pegs get knocked out by earthworks and truck traffic within weeks of going in, fill depths vary from one lot to the next, and floor levels are tightly controlled. So the work your Griffin land surveyor does is mostly about levels and re-establishment rather than hunting for hundred-year-old marks in the scrub.

Growth and Construction Across Griffin

The corridor along Griffin’s western boundary is being rebuilt in stages. TMR’s Bruce Highway upgrade between the Gateway Motorway and Dohles Rocks Road, a $948 million project, adds collector-distributor roads either side of the highway and two new bridges across the Pine River. The shared active transport path gets extended across the river through to Dohles Rocks Road, with a fauna underpass on the northern side. Detailed design is underway.

Closer in, the staged works between Dohles Rocks Road and Anzac Avenue cover a new northbound entry ramp, a southbound exit ramp, ramp metering and changes to the signalised intersection on Dohles Rocks Road, with Goodrich Road East access shifting to Silvereye Drive. TMR has also stated that flood improvements at that interchange are limited by downstream drainage into the Pine River. Griffin surveyors take note of that, because it says plainly that the water constraint here is permanent.

Getting Griffin Surveys Right

Filled ground and floor levels. Much of the estate land in Griffin sat low and was filled before anything was built on it. Fill depth is rarely uniform, so natural surface, finished surface and your minimum habitable floor level can be three quite different numbers on the one lot. A contour and detail survey ties all of them to Australian Height Datum, which is the only version a certifier or a drainage engineer will work from.

Tidal water on three sides. The Pine River runs the southern boundary, Freshwater Creek the northern one, and Hays Inlet sits against much of the undeveloped eastern half near Osprey House. All of it is tidal. So depending where your block sits you may be dealing with river flood, creek flood or tidal influence, sometimes more than one. Pull a flood check property report from City of Moreton Bay before the design starts, not after.

New pegs vanish, old boundaries never moved. On a recent estate lot the marks are modern but frequently gone, buried under a driveway or scraped off during construction. Out toward Hays Inlet the opposite problem applies, with older parcels running against conservation land and no fence to argue about. Either way a surveyor in Griffin will start with a boundary survey to put the corners back before you build a fence, a pool or a shed.
