Development Pressure in Bellmere
The western edge of the suburb is now the front line of the largest greenfield project in South East Queensland. The Waraba Priority Development Area, formerly called Caboolture West, was declared on 2 August 2024 and covers close to 2,880 hectares directly west of Bellmere, with around 30,000 homes planned over coming decades. Applications inside Waraba are assessed by Economic Development Queensland under the Economic Development Act, while Bellmere itself still sits under the council planning scheme. Two frameworks, one boundary apart.
A second project runs straight through the suburb. Stage 1 of the Bruce Highway Western Alternative, planned as the future Moreton Motorway, runs between Moodlu and Moorina along an existing power line easement, crossing the Caboolture River and passing through Bellmere. That corridor has already been identified and protected. So any property near the alignment needs its boundary and the corridor limits shown clearly before anyone commits to a build.

The future motorway alignment follows an existing transmission easement, and plenty of lots here already carry drainage, sewer or electricity easements on title. You cannot build over them. The Caboolture River and Wararba Creek. The river forms the southern edge of the suburb while Wararba Creek runs down the eastern side, so low blocks near either one carry flood requirements. Minimum floor levels are set from that mapping, and council’s flood check development report tells you what applies to a specific lot. Existing surface levels then confirm the gap between the two.
