Surveys for Decks, Pools and Approvals in Cashmere

Surveyors in Cashmere get called out for the same handful of jobs more than any other: a deck, a pool, a shed, and the approval paperwork that goes with them. This is acreage country 8.2km west of Strathpine and about 27km north-north-west of the Brisbane CBD, bounded to the north by Lake Samsonvale and adjoining Warner and Eatons Hill. Around 4,970 people spread across 34.6 square kilometres. Blocks are big, houses sit well back off the road, and the ground almost never sits flat.

So a deck or a pool here is rarely simple. Setbacks get measured off boundaries you probably cannot see from the house, and pool fencing, retaining and stormwater all have to be shown at levels a certifier will accept. Development and Growth in Cashmere

The biggest job in the area is on the water rather than the land. Seqwater has started staged strengthening works at North Pine Dam, which forms Cashmere’s northern edge, under a programme worth more than $69 million. SRG Global was engaged in May 2025, and the work involves installing over 60 post-tensioned anchors into the dam wall, some up to 94 metres long, with completion expected late 2026. Ahead of that, Lake Samsonvale was drawn down from 36 metres AHD to roughly 34 metres in early 2025. A larger North Pine Dam Improvement Project is still being assessed behind it.

On private land the picture is slower. Cashmere is an established suburb with a built-up eastern edge against Warner and large acreage behind it, so what actually comes through is individual work: a rebuild, a shed, a secondary dwelling, an occasional two-lot reconfiguration. Cashmere surveyors spend far more time on existing properties here than on new estates.

Why Cashmere Surveys Need a Local Surveyor

Bushfire is the constraint that bites. The suburb is wrapped in bushland, with Clear Mountain Conservation Park on one side and state forest along most of the Lake Samsonvale boundary. In 2014 a large fire threatened homes on Old School Road, Winn Road and Clear Mountain Road. Bushfire hazard mapping decides where a house or an extension can sit and how much cleared space it needs around it, so check the planning scheme overlay maps for your lot before you commit to a position.

Boundaries you cannot see. Much of the land along the lake is state forest, and those lines run through standing timber rather than along a fence. Even in the settled acreage, fences were often built to suit the driveway or the dam instead of the title. So a boundary survey re-establishes the corners against the registered plan, which matters most when you are building near the back of a big block on the assumption that the fence is the line. Usually it is not.

Slope, driveways and stormwater. Sitting on the foothills of the D’Aguilar Range, Cashmere blocks fall away in ways a flat site plan hides completely. Driveway grades, retaining heights and where stormwater finally goes are all decided by ground shape, so a contour and detail survey is the document your engineer actually designs against.
