How much does a land survey cost in Brisbane?
It depends on the type of survey, the size of the site and how much detail is needed. As a guide, a contour and detail survey for a small residential block starts from $1,800, construction set out starts from $140 per hour, and land and development work is quoted to suit the project. Sloping blocks, heavy vegetation and larger sites take longer, so they cost more. Send us the address and we'll give you an exact price.
What is a contour and detail survey, and when do I need one?
A contour and detail survey maps the levels and existing features of your site, including contours, buildings, fences, trees, driveways, kerbs and visible services. It's usually the first thing your architect, building designer or engineer will ask for before drawing plans for a new home, extension, pool, retaining wall or knockdown rebuild, and it's often needed for council and building approvals.
Is a contour and detail survey the same as a boundary survey?
No. A contour and detail survey shows where your boundaries sit based on existing plans, which is fine for most design work. It doesn't re-establish or peg your boundaries on the ground. If you're building close to a boundary or there's a dispute with a neighbour, you'll need an identification survey by a registered cadastral surveyor, and your designer or certifier will usually tell you if that's the case.
How long does a survey take?
Most residential design surveys are delivered in 1 to 2 weeks, from booking to design ready files in your inbox. The site work itself is usually a few hours to a day, depending on the size and complexity of the block. Larger commercial sites and jobs that include underground service locating take longer, and we'll give you a clear timeframe with your quote.
What will I receive at the end of the survey?
You'll receive CAD (DWG) and PDF files ready for your designer to start drawing from. Levels are shown on the Australian Height Datum (AHD), with contours at 0.25 m intervals, along with buildings, floor and ridge heights, trees, fences, driveways and visible services.
Do I need to be home on the day of the survey?
No. As long as we can get into the whole site, you don't need to be there. Just make sure gates are unlocked, dogs are secured and any long grass is mowed, as it makes it easier to pick up accurate ground levels. If we need to get inside the house to measure floor levels, we'll arrange a time with you.
Can you locate underground services?
Yes. We locate underground services like stormwater, sewer, water, power and communications, and show them on your plan with a quality level rating in line with Australian Standard AS 5488. Free Before You Dig plans are a useful starting point, but they're not exact, so service locating is worth doing before you design or dig. See our underground service locating page.
What does a construction surveyor do?
A construction surveyor sets out the work on site so it's built in the right place and at the right level, then confirms it was built correctly. That includes set out for footings, slabs, earthworks, roads, stormwater, sewer and bridges, plus as-constructed surveys for sign off. See our engineering and construction surveys page.
