Surveys for Extensions and Renovations in Yeronga

Planning an extension on a character home? Start with surveyors in Yeronga who know the overlays before you brief a designer. Yeronga sits about 7km south of the Brisbane CBD on the inside of a Brisbane River bend, with Fairfield to the north, Yeerongpilly immediately south and Annerley up the hill to the east. Much of the housing is pre-1947 timber, so Council’s dwelling house character overlay applies across large parts of the suburb. That changes what you can demolish, how the street elevation has to read, and where a new addition can sit. So the first document is a contour and detail survey covering ground levels, the existing house footprint, decks, trees, fences and visible services. Architects and building designers work straight off it. Our Yeronga surveying team also picks up floor levels on the existing house, because on the low side of the suburb the flood planning level often decides how far down a new addition can go.

Development the Surveyors Yeronga Team Watches Closely

The Yeronga Priority Development Area is the one that matters most here. Economic Development Queensland declared the three hectare site on Villa Street and Park Road in August 2018, and its development scheme has guided planning there since 2019. Applications inside a PDA go to EDQ rather than Brisbane City Council. That distinction catches people out. The site is being built as Parkside Yeronga, a mixed-use precinct of roughly 281 homes, including social and affordable units, town homes and a retirement living building, plus a community centre and more than 4,000m² of open space. Staged work like that needs survey control set once and held right through: lot creation, volumetric survey where uses stack, setout for each building, then as-built records at handover. It also lifts interest in the surrounding streets, so surveying in Yeronga now includes more level and detail work on infill sites near Park Road.

Planning and Survey Constraints in Yeronga

Character controls come first. Where the character overlay applies, a pre-1947 house carries demolition control and the street-facing form is protected. Setbacks, roof shape and how the house presents to the road all get assessed. A boundary survey pairs with that check, since setbacks are measured from the true boundary and old fences around here rarely sit on it. Get the line confirmed before the drawings are finished, not after.

Brisbane River flooding on the low side. Streets closest to the river fall inside the Brisbane River flood planning area, and both 2011 and 2022 left their mark. A FloodWise Property Report gives you the planning level for an address. What it cannot give you is your real floor and ground levels, so those are surveyed to Australian Height Datum and compared against it. That comparison is what decides whether you raise, fill or build in underneath.

Old lots with awkward shapes. The suburb was subdivided in stages from the early 1900s, so lot shapes vary street to street. Some blocks run deep and narrow, while others carry odd angles left over from earlier plans. Our Yeronga surveyors re-establish the corners from the registered plan rather than trusting the fence, which matters before a pool, a carport or a rear extension goes in.

We also service neighbouring Annerley across Brisbane’s inner south.
