The second is density near the station. Wooloowin was almost entirely detached housing for a century, but terrace and apartment projects such as the Greville precinct on Chalk Street are now adding attached dwellings close to the rail line. That mix keeps Wooloowin surveyors moving between single character lots and small multi-unit sites in the same week. It is not a new tension either. Back in the 2000s, Queenslanders here were demolished or relocated and replaced by dual dwellings, which is what pushed heritage-minded residents to press for stronger character protection.

Your designer needs the existing floor height, the fall across the block, the finished ground level and how the driveway will meet the street. A contour and detail survey supplies all of that, and on a large allotment it also picks up the mature trees and sheds that tend to sit exactly where the new stairs want to go.

Where the boundary really is. Blocks here are big and fences are old. On a lot this size, a metre of drift is easy to miss, and it matters a great deal if you are splitting the land or repositioning the house on it. So a boundary survey settles the true extent before the subdivision plan or the extension gets designed.
