A reconfiguration application needs a good deal more than a line on a plan. Council wants to see that each proposed lot has legal access, a workable building envelope, services and somewhere for stormwater to actually go. On ground this flat, that last one is the hard part. Current Developments Shaping Ningi

The road is the story here. In early 2026 the duplication of Caboolture-Bribie Island Road between Old Toorbul Point Road and Saint Road at Ningi was completed a month ahead of schedule, taking that stretch from two lanes to four with a centre median. The same work brought new signals at the Volz Road and Browns Road intersection, changes at Saint Road and McGrath Road, new U-turn facilities and wider shoulders with marked bike lanes. Joint federal and state funding for the section came to roughly $48 million.

It is one piece of the broader Bribie Island Road Upgrade Strategy, a staged plan to bring the whole corridor up to a four-lane, median-divided standard. Design is progressing further west between Hickey Road and King Johns Creek. Corridor work like that shifts frontages, access points and levels along the road, so Ningi surveyors end up involved on both sides of the fence.

What Ningi Surveyors Check on a Low, Flat Block

Flat ground and a high water table. Ningi runs on a vacuum sewerage system rather than conventional gravity sewer, and that is no accident. Vacuum systems get used where the land is flat and low and the water table sits close to the surface. For you it means fall is scarce, stormwater has to be designed rather than assumed, and a hundred millimetres decides whether water leaves the site or sits against your slab. A contour and detail survey tied to Australian Height Datum is the only reliable way to know what you are working with.

Ningi Creek and the Passage. The northern boundary of the locality follows Ningi Creek, which runs out past Ningi Island into Pumicestone Passage. That is tidal water, so blocks toward the creek face catchment runoff and tidal influence together, and minimum habitable floor levels follow from it. Pull a flood check property report from City of Moreton Bay before design starts.

Old parcels, new lines. Ningi Creek Conservation Park takes up ground in the west, larger parcels sit toward the north, and the township runs along the road between them. Fences on the older rural land were built for stock rather than title, and plenty of them predate the estates that went in behind. So a boundary survey re-establishes the corners against the registered plan before you fence, build or lodge anything.
