The largest proposal on the books is the Mango Hill Urban Village. The application before City of Moreton Bay seeks 2,329 apartments across 23 towers ranging from eight to 30 storeys, on a 10.4 hectare site once occupied by Pace Farm and sold in 2023. That is more than triple the 715 dwellings approved for the same land in 2018. It would house roughly 5,000 people, with a new intersection and road network connecting to Anzac Avenue and Bowen Street.

Retail is moving too. Woolworths lodged a development application in September 2025 for a centre on the corner of Anzac Avenue and Kinsellas Road East, including a new signalised intersection, and Council issued a request for further information in January 2026. Neither project is approved yet. But both would need survey from feasibility through to as-constructed, so Mango Hill land surveyors are watching the assessment process closely.

Planning and Survey Constraints in Mango Hill

Check which plan actually applies. This one catches people out. The Mango Hill Infrastructure Development Control Plan carries the suburb’s name, but Council applies it to the North Lakes locality. So do not assume it governs your lot just because of the address. Confirm which instrument covers the land before you rely on any setback or lot size figure.

Covenants sit on top of council conditions. Estate lots here often carry design covenants and staged plan approvals as well, and the built result has to match the approved plan exactly. Earthworks also knock out survey pegs with depressing regularity. A boundary survey re-establishes the corners so setout, fencing and as-constructed detail all line up.
