More than $69 million of staged strengthening followed the lake being lowered from 36 metres AHD to 34 metres AHD in early 2025, taking storage to roughly 54 per cent while anchoring works go into the wall and spillway. An options analysis for the larger upgrade is still running.

Work like that is survey heavy from start to finish, because anchor positions, monolith geometry and spillway levels all have to be measured and then monitored over time. For nearby property owners the practical point is simpler. Lake levels, access roads and recreation areas can shift through the project, so it pays to know exactly where a property sits against the lake and its buffer before planning anything close to it.

Planning and Survey Constraints in Clear Mountain

Bushfire and vegetation. Blocks here back onto state forest and bushland corridors, so bushfire hazard and vegetation protection shape the building envelope more than most owners expect. Setbacks, cleared defendable space and access for a fire appliance all get assessed. So check the MBRC planning scheme overlays early, since they often decide where a house can go well before the architect does.

Drinking water catchment. The northern part of the locality drains into Lake Samsonvale, which supplies drinking water across north Brisbane and Moreton Bay, while the southern side runs down to Cedar Creek. That puts real weight on where an on-site wastewater system sits, how far it stands off a watercourse, and how much genuinely usable area a block has. Acreage boundaries and access. Lots run large, driveways run long, and boundaries often follow ridges, gullies and old fence lines rather than anything straight. Plenty of properties also rely on an access easement over a neighbouring title.
