What to Know Before Surveying in Taigum

Small lot and rear lot maths. A 700 square metre block does not split automatically. Council’s subdividing land rules set minimum areas, frontages and access widths, and a rear lot is generally measured without its driveway handle. So a boundary survey gives you the true area instead of the title figure, because that is what the calculation runs on. Old fences here often sit a few hundred millimetres off the line, and Taigum surveyors check that early, since on a marginal split it decides the outcome.

Easements running through back yards. Estates built in the 1970s are full of sewer and stormwater easements, and you cannot build over them. No slack once the lot is small. On a 300 square metre lot, setbacks take most of the width. Construction setout then has to work off the new surveyed boundary rather than the old fence, and slab position is worth checking before the pour instead of after. That single check is often the difference between a clean final inspection and an amended plan.
