Boundary Surveys for Extensions in North Lakes
The estates here are old enough to renovate now. That is why surveyors in North Lakes field so many calls about extensions, pools, sheds and second storeys rather than new houses. North Lakes sits roughly 13km north of Strathpine, between Mango Hill to the south and Griffin to the west, and holds about 23,000 people across 11.6 square kilometres. The last residential land sold in 2016, so the suburb is built out.
Master planned lots were laid out to a plan, which leads people to assume the boundaries are obvious. They are not always. Fences went up during construction and get replaced by eye, retaining walls sit on or near the line, and setbacks on a compact lot leave nothing spare. A boundary survey establishes where the line actually runs and shows your existing house against it, which is what the designer and the certifier both need. Our North Lakes surveying team pairs that with existing levels so the whole picture lands on one plan.
North Lakes After the Build-Out
North Lakes has essentially finished being built. The original plan, agreed in the late 1990s, projected around 8,500 homes plus a town centre and business park over roughly twenty years, for a planned population of 25,000. The 2021 census counted 23,030 people and the last land sold in 2016. So change now comes from redevelopment rather than release.
The clearest example is the old golf course. North Lakes Golf Club closed in August 2019 and the land was sold for a retirement village, turning a large green parcel in the middle of a finished suburb into housing. In the town centre, council approved the $250 million Laguna precinct, a 1.7 hectare mixed use scheme with office space, a hotel, retail and community facilities. Work of that kind needs setout, level control and as-constructed survey on tight sites hemmed in by existing roads. Land surveyors in North Lakes work in the gaps now, not on open ground.
What North Lakes Surveyors Read Before You Build
Covenants sit on top of council rules. Plenty of lots here carry design covenants from the original estate, and some sit inside community title schemes with shared areas and a management statement. Those documents can restrict roof form, materials, fencing and where a shed goes, on top of whatever the MBRC planning scheme already requires. Check both before a design starts, because they do not always agree with each other.
The suburb drains as one system. Lake Eden and the wetland and stormwater network were engineered as part of the master plan rather than added afterwards. So a new slab, pool or paved area does not simply affect the neighbour, it feeds into a system built to specific levels. A contour and detail survey shows the fall across your lot and exactly where water leaves it.
Easements and shared infrastructure. Drainage and services easements cross plenty of private lots here, and some streets run rear access lanes. North Lakes surveyors locate those on the plan early, because an easement in the wrong place will move a pool or a shed long before council sees the drawings.
We also service neighbouring Deception Bay and Murrumba Downs across the corridor.
