Surveys for Subdivision Approval in Inala
Thinking of splitting a block? That question brings more people to surveyors in Inala than any other. There is a historical reason for it. In 1946 the Serviceton Co-operative bought 480 hectares here and divided it among its members at roughly 800 square metres each, so the suburb was laid out with allotments far larger than anything built today. Inala sits about 15km south-west of the CBD, with Durack to the north and Richlands to the west. Before any subdivision plan is drawn, you need measured facts: the true parcel dimensions, the frontage, where services and easements run, and how the ground falls. Our Inala surveying team gathers that first, because feasibility either works on paper or it does not. Then design, approval and the formal survey plan follow in order. Getting the measurement right at the front end is what stops a scheme unravelling at the approval stage.
Development and Growth in Inala
Inala keeps changing from the inside. The state government has been rebuilding parts of its housing stock here, including a recently completed social housing project that has picked up state planning and architecture awards for its design. Work like that needs boundary confirmation across amalgamated sites, level and detail surveys, and setout once construction starts.
The bigger pattern is quieter. Original post-war houses come down, blocks get split, and two modern homes replace one older cottage. Multiply that across a suburb of more than 15,000 people and it adds up. So surveying in Inala is dominated by reconfiguration work, setout for new builds, and level surveys behind the townhouse and duplex projects appearing near the shops and along the main roads.
The Local Detail Inala Surveyors Check
Where the boundary sits after seventy years. These blocks were pegged out in the late 1940s and built on through the 1950s. Since then, fences have been replaced by neighbours on both sides, sheds and carports have gone up close to the line, and the original marks are long gone. A boundary survey settles the position properly, which matters most when you are about to build a second dwelling on the rear half.
Whether the block genuinely splits. A big lot is not automatically two lots. Minimum area, frontage, lot width and access all have to work, and a rear lot needs a legal access handle that meets the code. Council sets out the requirements for subdividing land, so check them against surveyed dimensions rather than the figures on a rates notice.
Gentle fall that still decides drainage. The suburb was planned on a broad, gently sloping ridge, and that fall is easy to underestimate. On a newly created lot it controls where stormwater can discharge and how the slab sits against the neighbour. A contour and detail survey gives your engineer the levels to design a drainage line that will actually be approved.
