Thinking of splitting a block? That question brings more people to surveyors in Inala than any other. There is a historical reason for it. Since then, fences have been replaced by neighbours on both sides, sheds and carports have gone up close to the line, and the original marks are long gone. A boundary survey settles the position properly, which matters most when you are about to build a second dwelling on the rear half.

Whether the block genuinely splits. A big lot is not automatically two lots. Minimum area, frontage, lot width and access all have to work, and a rear lot needs a legal access handle that meets the code. Council sets out the requirements for subdividing land, so check them against surveyed dimensions rather than the figures on a rates notice.

Gentle fall that still decides drainage. The suburb was planned on a broad, gently sloping ridge, and that fall is easy to underestimate. On a newly created lot it controls where stormwater can discharge and how the slab sits against the neighbour.
