This locality takes in the central 68 square kilometres of Bribie Island, running from Pumicestone Passage on the west coast across to the Coral Sea on the east, and at the 2021 census it recorded no resident population at all. Almost all of it sits inside Bribie Island National Park or Bribie Island State Forest. The only land outside those reserves is a narrow strip along the west coast, near White Patch, with Banksia Beach further south.

Why Welsby Looks Different Every Few Years

Nothing gets built here, so the change is physical rather than constructed. Welsby is part of a sand island, and sand islands move. In January 2022 the ocean broke through the narrow spit near the island’s northern tip after Cyclone Seth combined with a king tide, opening a passage roughly 200 metres wide. That happened north of Welsby, in a different local government area, but it is a plain demonstration of what this coastline does when conditions line up.

Within the locality itself, the change that matters is managed rather than natural. Bribie Island National Park and Recreation Area covers nearly all of Welsby, with camping areas at Gallagher Point and Mission Point and 4WD tracks running the length of the island. Vehicle access permits are required, tracks close for weather, planned burns and wildfires, and boat access serves the parts no vehicle reaches. Any work a Welsby land surveyor does out here gets planned around all of that before anyone leaves the depot.

The Ground a Welsby Surveyor Works On

Almost every boundary is a boundary with the State. With national park and state forest taking up nearly the whole locality, private land here is the exception rather than the rule. Where a parcel does exist, its boundaries run against protected area instead of a neighbour’s fence, and there is usually nothing on the ground marking them. So a boundary survey re-establishes those corners from the registered plan, which is the only way to know where private title stops and reserve begins.

Coastal boundaries do not stay put. Welsby has water on both sides, the Passage to the west and open ocean to the east, and neither shoreline is fixed. Storm tide and coastal hazard mapping apply here as they do across the rest of the island. If you hold land on the western strip, pull a flood check property report from City of Moreton Bay and treat the mapped levels as your starting point rather than the whole answer.

Sand, not soil. Dune systems, heathland and swamp make up most of the ground here, and the surface shifts with weather and vegetation cover.
