Subdivision Surveys in Kangaroo Point

Subdivision here rarely means cutting land in two, which is why surveyors in Kangaroo Point spend so much of their time inside buildings. The suburb is a narrow peninsula with the Brisbane River wrapped around three sides of it, barely two kilometres from the CBD, joined to Woolloongabba and East Brisbane at its southern end. Land ran out decades ago. What gets created now are lots stacked on top of each other.

That is a different kind of survey. A building format plan defines each lot by the floors, walls and ceilings of the building rather than by pegs in the ground, while a volumetric subdivision defines a lot as a shape in space, which is how car parks, retail podiums and residential floors end up on separate titles. Our Kangaroo Point surveying team measures the built form behind that work: floor levels, wall centrelines, common property boundaries and the outline of each lot. Get a wall position wrong and it follows the building for the rest of its life.

The Bridges Reshaping Kangaroo Point

Two bridges dominate the story here. The Kangaroo Point Bridge opened on 15 December 2024, spanning 460 metres from the Botanic Gardens across to Scott Street beneath a 95 metre mast, making it the tallest bridge in Queensland. It cost $288 million, jointly funded by Brisbane City Council and the Australian Government under the South East Queensland City Deal, and it has changed how the peninsula connects to the city.

The other is much older. The Story Bridge renewal is still working through business case stage. That structure spans not only the river but part of the Kangaroo Point peninsula, running 1,071 metres in total, and hoardings and equipment remain in Captain Burke Park while load limits stay on the two outside lanes. Renewal on a structure that size means survey control, monitoring and as-built records over a period of years. So a Kangaroo Point land surveyor ends up working around both bridges fairly often.

What Kangaroo Point Surveyors Deal With

Buildings rather than blocks. Most property here is a lot within a community title scheme, so the questions are about common property, exclusive use areas, floor levels and where one lot stops and the next begins. Kangaroo Point surveyors measure the building itself, while Brisbane City Plan online gives you the zone and height provisions that shaped it in the first place.

The cliffs and the ground behind them. The Brisbane tuff cliffs along the river edge are the suburb’s landmark, and the ground behind them is steep, rocky and frequently retained. Excavation gets expensive quickly once you hit rock. A contour and detail survey establishes real levels before anyone assumes a basement or a pool will fit.

Small lots pressed against large infrastructure. This is a compact peninsula carrying two bridges, their approaches, a ferry wharf and a busy road network. Road reserve, easements and bridge structure boundaries all sit close to private land, and none of them follow the fence. Before you build to a boundary, a surveyor in Kangaroo Point should confirm the title line with a boundary survey.

We also service neighbouring South Brisbane and Woolloongabba across the inner city.
