Surveys Before You Build in Ferny Hills

The suburb is in the middle of its biggest planning conversation in decades. Council released a draft Future Directions Report for Ferny Hills in March 2026 alongside one for Arana Hills, proposing rezoning and greater housing diversity around transport, shops and services. Those reports flow from ShapingSEQ 2023, which requires City of Moreton Bay to plan for more than 300,000 extra residents and around 125,000 new homes by 2046.

The detail has divided people. The draft identifies commercial and community sites for redevelopment, including the Ferny Way shopping precincts, the Mawarra and Monaro Crescent commercial land and the tennis courts on Samford Road, with heights of up to 12 storeys floated. Plenty of residents have pushed back hard on that figure. What Ferny Hills Surveyors Need to Confirm

You are in Moreton Bay, not Brisbane. This one catches people out constantly. Ferny Grove and Keperra sit immediately alongside but belong to a different council, and even sections of Samford Road and Dawson Parade fall outside the Moreton Bay council area. A Ferny Hills lot is assessed by City of Moreton Bay under the MBRC planning scheme, so make sure any advice you are given is written against the right scheme.

Gullies and overland flow. The suburb sits on the upper reaches of Cabbage Tree Creek and Kedron Brook, so a lot of blocks back onto a gully that carries water after heavy rain. That shapes where a slab, a pool or a shed can go, and it drives the retaining design. A contour and detail survey shows the fall and the flow path instead of leaving it to guesswork.

Boundaries against public land. Between the conservation park and a network of drainage and park reserves, plenty of rear boundaries here abut public land, and those fences often went up by eye decades ago.
