Surveys for Subdivision Approval in Kuraby
Splitting a block is the job surveyors in Kuraby get asked about most often. The suburb sits roughly 19km south of the CBD on the Beenleigh rail line, between Runcorn to the west and Eight Mile Plains to the north, running east to the Logan City boundary. A lot of the original housing sits on blocks that are generous by current standards, which is exactly what makes a two lot reconfiguration worth investigating.
Approval turns on numbers rather than intentions. Minimum lot size for the zone, frontage, driveway width, setbacks and where services can reach all have to work at the same time. So our Kuraby surveying team starts with an existing conditions survey: true boundaries, the fall of the land, sewer and stormwater, easements and trees. From that you can test whether the layout genuinely fits before paying for a town planning report. Sometimes the answer is no, and learning that early is worth the fee on its own.
The Rail Project Reshaping Kuraby
Kuraby is the northern end of one of Queensland’s largest current infrastructure projects. Logan and Gold Coast Faster Rail will double the tracks from two to four along the 20km corridor between Kuraby and Beenleigh, at a cost of $5.75 billion funded equally by the Australian and Queensland governments. Kuraby station is one of the stations being upgraded as part of it.
The Beenleigh Road level crossing here is going too. It is the first of five level crossings to be removed along the corridor, replaced by a new road over rail bridge, with construction expected from early 2026 and the major rail works following later in the year. Projects at that scale run on survey from start to finish: corridor control networks, dilapidation surveys on adjoining properties, setout for the bridge and its approaches, then as-built records at every stage. So a Kuraby land surveyor sees plenty of corridor work alongside the usual residential jobs.
What Kuraby Surveyors Watch Closely
Where the rail corridor edge really sits. Quadrupling a rail line changes what happens along its boundary, and corridor land is rarely where an old fence suggests. If your property backs onto the line or sits near the Beenleigh Road works, Kuraby surveyors can re-establish the corners with a boundary survey and record the structures on your side before construction ramps up.
Older blocks now under infill pressure. Much of the housing dates from the 1970s and 1980s on lots that comfortably exceed today’s minimums. A split only works if the zone, lot size and frontage all line up, and Brisbane City Plan online is where those numbers live. Fences from that era are seldom on the line either, so the survey needs to come before the layout.
Slope, drainage and the bushland edge. The land here is undulating, and the northern Kuraby bushland connects across to Karawatha Forest through a fauna corridor. Lots against that edge pick up vegetation and habitat constraints, while the sloping ones need real levels for retaining and stormwater. A contour and detail survey gives a surveyor in Kuraby both at once.
We also service neighbouring Karawatha and Stretton across Brisbane’s south.
